I recently posted about how some people set up websites for the sole purpose of selling ad space on it. But have you ever thought about renting out a website to a company and they will get every lead that comes through?
This is a similar concept to setting up a website and selling ad space on it, but with a slight twist. You're only getting one client per website and they will get all the ad space they want as long as it doesn't mess up the feel of the website. They can have leader board banner, side banners, text links, etc. and all will point at their website. They can even use the contact us form and anytime anyone fills it out, it goes right to their email.
You can do this with literally any niche, and that's why it's pretty amazing and will unlikely get saturated. It is a lot of work to get a sale, but it's worth it in the end when you have dedicated renters who pay you month to month. You could even try to get them on a contract to rent out your website for a full year
Once you get everything set up and the website is actually getting traffic, you can now start contacting companies in your area that will pay you to rent out the website. Start with the companies in the main town you're targeting because that will help close a sale if they go to your website and see it's dedicated to their niche and location. If you're getting 100+ visitors a day and it's in a niche like doctors, dentists, lawyers, or any other high paying job, you can charge $750+ per month to rent it out. If you're getting 500+ uniques per day then you can easily get $3,500+ per month for a company to rent out your website

For example who will be responsible to maintain the traffic flow, who will add the content and who will moderate the website? Also, once you rent it can you be sure that the guy who is getting the website will not do some shady things to artificially increase the traffic or visibility in rankings just because he is the "owner" of the website now and he will probably want more from it? Sounds like a great idea which can generate quite a good income. However some questions i believe will arise.
