Make money in real estate, without any selling or renting
I know you're thinking "Wait, how is this possible?!?!?!" well give me your hand and I'll walk you through it
You'll need a few things in order to do this, don't worry, it's not a big investment and it's fun at the same time (at least for me it is lol).
You need the following:
- 1 hosting account - You can set this up anywhere you want that offers cheap shared hosting. I like using t35hosting as a lot of you know, but you can also use hostgator, namecheap, or literally anything you find when typing "hosting company" into Google, Yahoo! and Bing
- 1 Domain Name - Make sure your domain name targets your town or is general. For myself, a good example of this would be something like "ChicagoRealEstateGroup.com" because it has "Chicago" and "Real Estate" in it
- 1 Real Estate website - You can easily set this up using wordpress. Set up a cheap shared hosting account and slap wordpress on there. Then go to themeforest and buy a real estate theme. Don't worry too much about the theme, it's only to generate leads and doesn't have to be too complicated
That's it
After you set up your website you'll now want to contact various real estate agents and see if you can get a commission on their commission if you send them a lead that closes into a sale. Now some of these real estate agents get a huge pay check per closing, so you could be looking at $3,000+ per lead that closes
Not bad right?
The trick to finding a good real estate agent is to get one that is new and is hungry. The older real estate agents will already be working for a company and then you'll have to go through their management to work something out and that's a pain. If you do go that route though, it could mean bigger pay checks because you'll generate leads for the entire company and not just one agent
I would urge you to get something in writing saying how much you'll get per closing. Going on a hand shake agreement isn't always good because money changes people. But if you have the agreement in writing and they don't pony up the commission, you can send them to collections lol
Now you have the agent and your website, what do you do now? Go get some ad space or optimize your website to rank in the local search market
You can easily rank for long tailed keywords if you're doing local terms and over time you can rank for shorter tailed keywords that are geo targeted. You can also go right to adwords or Yahoo/Bing advertising and seeing what your CPC would be. If there aren't a lot of agents in your area, your CPC might be pretty low because of the low competition
You can also post your website at the local Starbucks or other coffee shops with flyers with your websites URL for people to check out. This will ensure that people check out your website and contact your agent
But this has a lower conversion rate since only like 10 people a day will see it. But who knows, maybe 1 in every 10 wants to buy a house

They probably would think it was other methods. This could get quite tricky, even with established real estate agents. They also wouldn't pay before hand for a listing because it's basically luck or chance at this point. As someone who has extensively researched into the real estate field, and about to start classes nearing the end of the year I would have to say that it's much harder than it appears to be. Firstly, the website has to get a good amount of traffic, and the real estate market is one hard area. You need to find the perfect domain, one that is encouraging for buyers or sellers to go on and one that competes with large real estate websites such as Apartments.com, or even Trulia. Second, a lot of the real estate agents are bit shady, let's be honest here. How exactly would they know if your website has helped them to close a sale, or why would they inform you?
