I think the process of flipping domains is as below

Identify your skills and expertise and know your niche
Do keyword research to get the best keywords in your niche
Find some EMD keywords in your niche
Buy a domain name with any of the chosen EMD keywords
Design a perfect website for your domain
Design a logo for your site
Include some excellent features in your site that can make your site stand out from the crowd
Do the SEO of your site
Try to secure good SERP for chosen keywords
Try to get as much traffic as possible for your site
Once your site starts getting good traffic then list it on flippa and SEDO to sell.

The title and the content do not match here. The title talks about domain flipping and the content says about website flipping. Domain flipping or website flipping is some sort of a luck. Whether your domain or website is bought or not depends purely on luck. The true value of a domain or website is the one that the buyer is willing to pay.

I don't think it this easy in reality but your steps are worth following.Some things are considered before one is able to sell a site not just selling but with good pricing.A buyer would love to know the Alexa rank of the site, the duration of the site, the traffic statistics, the monetization method and power.It all encompassing.All the same, your strategy is worth emulating.

You are right that you need luck in domain flipping because it’s not an ordinary business. The way I see it is like selling a piece of real estate that is not a common plot of land like one that you can find in the desert. Anyway, you cannot just sell your website if you have no connections. Besides, I don’t think the domain flipping is already an industry because there are very few buyers.
